Our Urban Performance Team (UPT) is among the most experienced in the industry at managing high-rise and mid-rise condominium projects.  This product requires much more complex management systems.  Before the building is completed, we set the framework for a smooth running high-rise community.  We start by creating a business plan for the building, which introduces quantifiable results we will use to determine the community's success.  Our in-house DRE budget department has the experience and expertise to create a comprehensive budget that will save you valuable time when submitted to government officials for approval.  To ensure the success of high-rise communities, we are proud to offer the following services: 

  • Board of Directors Training – In depth programs designed to create familiarity with the tasks and responsibilities of being a Board Member.

  • Interview and Hire Employees – Pre-screen candidates ensuring consistent performance.  Depending on the situation, the employee may be either employed by the Association or by The Management Trust.

  • Creation of Employee Policies and Procedures – Draft employee handbook with complete guidelines for training, disciplinary and payroll procedures.

  • Operations Service Set-Up – Create cleaning schedules and inspection checklists for Housekeeping staff and provide Post Procedures and training checklist for Security Personnel.

  • Maintenance Recommendations – Provide maintenance schedules, work order system and work order inspection list. Create preventative maintenance program, Building inspection and regular maintenance checklist.

  • Mail and Delivery Procedures – Standards for logging a parcel in and sign out for intended recipient.

  • Emergency Evacuation Procedure Manual – Evacuation training for employees and residents, establish floor wardens, evacuation routes.
